The situation

You come for a week or two a year. A shutter no longer closes, the terrace has shifted, the pool has aged. The keys go to an agency that discovers the property on the day of the photo shoot, publishes it as it stands, and leaves the buyer to price everything that was never done. That calculation is always paid for by the seller.

The condition report
We walk the house room by room, with what we already know about it: what has been maintained, what has been postponed year after year, what a buyer will notice in the first thirty seconds. You receive a written report, with nothing softened.
The work that counts
Not everything deserves to be redone before a sale. We separate what changes the way a buyer sees the house from what costs money and changes nothing. Then we brief the trades, we open the door, we follow the site and we report back to you.
The property file
Invoices, warranties, past interventions, pool and heating servicing, plans, community charges: we gather what exists and put it in order. What is documented is argued over less.
Being here
Opening for viewings, meeting a surveyor, turning the water back on before an appointment, locking up behind everyone: all of it needs someone on site. That has been our trade from the first day.

Keys, not a viewing
An agency walks into your house for the first time on the day the mandate is signed. When a house is in our care, we know its recent history: what was repaired, when, and by whom. A question gets an answer, not a guess.

A house that has been prepared is shown at its best, not in the state winter left it in. Beginning the work before the property goes on the market changes the first impression — and the first impression is what stays.

We are not an estate agency.
And we make no attempt to look like one. The sale mandate, the official valuation and the marketing of the property belong to registered estate agents. We work with the ones whose standards we know, we introduce you, we stay beside you through the exchanges — we do not replace them.
Our part lies elsewhere: the house itself. Preparing it, coordinating what has to be done, keeping the file, opening the door, holding the schedule. On the day you sell, you sell a property that somebody has been looking after. It shows.
