Activity and scope

Solenca carries on property management for non-resident owners: looking after houses and coordinating work carried out on site.

Solenca is not a gestor, the Spanish professional who handles administrative and tax formalities, nor a lawyer, nor an estate agent, nor a private security company. It files no tax return and gives no legal advice.

On building work, Solenca coordinates the parties involved. It does not carry out the works and is not one of the technical parties defined by Ley 38/1999 de Ordenación de la Edificación, the Spanish building act: it is neither director de obra nor director de la ejecución de la obra.

The guides published on this site give general information. They do not amount to the opinion of a gestor, of a lawyer or of a technician on a particular situation.

Authorisations and regulated professions

The activity described above is not subject to prior administrative authorisation and is not a regulated profession. Articles 10.1.c and 10.1.d of the LSSI-CE, which require the details of an authorisation or of membership of a professional body to be published, therefore have no application to this activity.

As Solenca does not carry on the business of an estate agent, it is not entered in the Registro de Agentes Inmobiliarios de Cataluña (AICAT), the Catalan register of estate agents. Not being a private security company, it does not come under the authorisation regime of Ley 5/2014 de Seguridad Privada, the Spanish private security act.

Prices

The site does not display the prices of Solenca's services. It allows neither ordering nor payment online. Amounts and terms are communicated in a written proposal addressed to the owner. Article 10.1.f of the LSSI-CE, on price information, therefore has no application to this site.

The euro amounts quoted in the guides and in the market reports relate to property or to Spanish taxes. They are not Solenca's rates.

Codes of conduct

Solenca has not subscribed to any code of conduct within the meaning of article 10.1.g of the LSSI-CE.

Hosting

The site is hosted on a dedicated server owned by Solenca, located in Platja d'Aro, España.

Traffic passes through the network of Cloudflare, Inc. (101 Townsend Street, San Francisco, CA 94107, United States), which relays and caches the pages. Cloudflare thereby processes connection data, including your IP address. The privacy policy sets out this processing and the safeguards that frame it.

Intellectual property

The texts, the photographs, the market reports and the organisation of the pages belong to SOLENCA COSTA BRAVA S.L. or are published with the agreement of their authors. They are protected by Real Decreto Legislativo 1/1996, the consolidated text of the Spanish intellectual property act.

Reproducing a guide or a market report, in whole or in part, requires written agreement. A short quotation followed by a link to the original page does not.

Outbound links

The guides link to official sources: BOE, Agencia Tributaria, Generalitat de Catalunya, XALOC, the cadastre, and French authorities for owners resident in France. These sites are not published by Solenca, which has control over neither their content nor their availability.

The WhatsApp button opens a conversation in a service operated by Meta. As soon as you write, WhatsApp's terms and privacy policy apply to that message.

Cookies

The site sets no cookie, and therefore shows no banner. The display language is carried by the page address. Two pieces of information are written to your browser's memory and never leave it; the details appear in the privacy policy, in the “Cookies and local storage” section.

Liability for the content

Spanish tax and planning rules change, and a guide may lag behind a reform. Before starting any procedure, check the official source cited at the foot of the guide or ask your gestor for an opinion.

The information published here amounts to neither tax advice nor legal advice, and creates no contractual obligation on Solenca.

Governing law

This legal notice is governed by Spanish law.

If you are a consumer, the mandatory provisions of the law of your country of habitual residence in the European Union remain applicable, and you retain the option of bringing proceedings before the courts of that country.
